Timber real estate is becoming more and more attractive for investors. This is because a superior climate and energy balance is increasingly becoming the key to attracting discerning tenants – and to generating strong and growing rental yields.

To enable professional investors to invest indirectly in timber real estate, InvestInvent is initiating the Timber Real Estate Fund Switzerland (currently being established).

Attractive earnings potential

The fund targets yield-producing properties in typical timber construction and existing properties with the potential for expansion and renovation with timber construction elements.

Strong climate return

Energy-efficient timber buildings store more CO2 than is released during their construction, providing a climate-positive CO2 balance. 

Plannable flexibility

Unlike closed-end funds, the fund is open to investment capital semi-annually and redemptions annually.

The investment strategy

The fund primarily invests in residential buildings and selected Mixed-use properties. 

The focus is on core and core+ properties that are ready for construction, under construction or already built. In addition, it can acquire selected value-added properties in earlier phases as well as building land. 

The investment focus is on attractive properties in Switzerland. The fund thus aims to generate long-term rental income and – secondarily – sales proceeds.
