With the InvestInvent Timber Real Estate Fund Switzerland, professional investors with a long-term focus can invest indirectly in timber real estate.

Attractive returns

The fund manager targets an average net initial yield of 2.5–3.5%, with the potential for capital appreciation of the properties in the fund.

Strong climate return

Energy-efficient timber buildings store more CO2 than is released during their construction, providing a climate-positive CO2 balance. 

Predictable flexibility

Subscriptions to the fund are available once per year. Shares can be redeemed at the end of each calendar year, with a 12-month notice period.

The investment strategy

The fund primarily invests in residential buildings and selected mixed-use properties in Switzerland.

Following a buy & hold strategy, it primarily aims to generate long-term rental income, as well as capital appreciation secondarily.

The fund management focuses on Core and Core+ properties. Primary investment targets include existing properties with potential for vertical expansion or timber buildings that are ready for construction, under construction or already completed. In addition, the fund may acquire selected value-add assets at earlier stages, undeveloped land and older properties in need of renovation.

A timber multi-family building can store over 1,000 tonnes of CO₂.
